Greater Noida Authority forms nine-member committee to resolve builders-buyers issues

In Greater Noida Authority there are about 200 societies, and in many housing complexes, conflicts emerge between the residents and the representatives of the unit owner association or builder.

A nine-person committee has been established by the Greater Noida Authority to address builder-buyer disputes. The formation of the Association of Allottees (AOA) in the society, the transfer of the IFMS (Interest-Free Maintenance Charge) fund of the society, and the non-issuance of no objection certificates for transfer memoranda by the builder or AOA to the flat buyers are among the issues that the committee is expected to resolve, according to officials.

The committee has scheduled meetings for November 21, December 12, and January 3 of the following year to address the concerns pertaining to builders and buyers. In Greater Noida, there are about 200 societies, and in many housing complexes, conflicts emerge between the residents and the representatives of the unit owner association or builder.

Disagreements can occur over the failure to provide a NOC for a transfer memo, the creation of an apartment owners association within the community, or the failure to transfer IFMS monies within the community. The authorities are now receiving these complaints as well. A GNIDA official stated, “GNIDA CEO NG Ravi Kumar has formed a nine-member team headed by ACEO to expeditiously resolve these issues.

This committee’s chairperson is Saumya Srivastava, the Authority’s CEO. In-charge legal, the manager of the OSD Builders department, general manager planning, general manager project, general manager finance, two members selected by CREDAI, and the OSD Builders department make up the remaining eight members. According to the official, this committee will convene to settle conflicts between homeowners and representatives of the constructor or apartment owner association.

This committee will hear complaints from occupants and buyers of apartments. The authority will provide the homebuyers with meeting details.
